Have home prices gone up in value in 2019?

Every price point is different, obviously; but I am hoping that this example gives you a general idea about what has been going on with home prices so far in 2019.

As usual, I do expect a slowdown in the 4th quarter of the year (October, November, December)... that happens evey single year.

The market will then pick up again in January.

There's been a home buying frenzy in LA over the last 30 days.

I don't care about the article you just read discussing recent home selling data... this is what's really happening... this is how deals are going down in the Los Angeles area RIGHT NOW!

Below are the number of offers I have received on my personal listings over approximately the last 30 days.

The stats below will give you an inside look at the current market in the LA area.

6 offers - 4610 Densmore Avenue #9, Encino. Sold $15k above asking price.

3 offers - 7288 N Figueroa St, Los Angeles. Initially was in escrow for $35K above asking price, but because of extensive repairs needed to the home discovered during the inspection period, this property was sold $5k over asking price.

3 offers - 4610 Densmore Ave #11, Encino. Sold $10k over asking price.

5 offers - 3640 Emanuel Drive, Glendale. Still in escrow and can't disclose the exact price... but we are well over $1.1 million.

I can't speak on the activity other agents are getting, but I hope this info helps you to navigate LA's real estate market.

Only motivated home buyers shop in the rain

It's raining in LA today and I love it!

That's because any buyer that sets up an appointment to see one of my listings today is guaranteed to be a motivated buyer.

If you are not a motivated buyer, you are definitely not coming to see a house when it's pouring outside.

You will wait until the weekends open house when its nice and sunny again.

How do I tell the buyer of my home about registered sex offenders in my neighborhood?

Sellers! Megan's law needs to be disclosed to your buyers!

And if you know of any specific sex offenders in your neighborhood, your better off disclosing that info too.

All home buyers should know about Megan's law

California's Megan's Law was enacted in 1996.
.
It mandates the California Department of Justice to notify the public about specified registered sex offenders.
.
Megan’s Law also authorizes local law enforcement agencies to notify the public about sex offender registrants found to be posing a risk to public safety.
.
Megan's Law is named after seven-year-old Megan Kanka, who was raped and killed by a known child molester who had moved across the street from the family without their knowledge.
.
In the wake of that tragedy, the Kankas sought to have local communities warned about sex offenders in the area.
.
All states in the U.S. now have some form of Megan's Law.
.
When buying a home, the seller needs to disclose to you the above info and tell you the website to go to in order to look up the neighborhoods sex offenders.

Figuring out the layout and materials used for a beautifully designed kitchen is hard... really hard!

A lot of people don't have the vision to put it together.

But thats OK, thats what interior designers are for.

I know it will cost money, but interior designers can save you a lot of time and stress.
